Customer Lots That Hold Up
Parking lot paving covers the lots in front of stores, offices, churches, schools, clinics and apartment buildings. Carson has all of them, from the shopping center around the Carson Mall, which opened in 1973 at the Avalon Boulevard exit of the 405, to small lots along Carson Street and the city's boulevards. These lots carry cars all day, delivery trucks a few times a week, and trash trucks on a schedule, and they cannot close for long.
Overlay or rebuild
Where the base is still sound and the surface is old, a mill-and-overlay gives a lot a new surface for less than reconstruction. Where alligator cracking, potholes and soft areas cover large sections, the base has failed and those zones need to be removed and rebuilt. Most lots need some of each. We map the lot and price each zone separately.
Section thickness
Cost guides call for 4 inches or more of asphalt on commercial and heavy-wear lots. In practice, entrances, drive aisles used by delivery trucks and the path to the trash enclosure need the heaviest section, and stalls used only by cars need less. Building each area for its traffic puts money where it does the most good.
Drainage
Flat lots in Carson depend on small slopes to move water to inlets and gutters. When a lot settles, water ponds in the drive aisles and seeps into the base. We check grades and correct low areas as part of the work.
Staying open
We split lots into phases so part stays open, schedule around business hours or services, and keep at least one entrance usable. The estimate shows each phase and how long it closes.
Accessible parking
Restriping a lot triggers the 2010 ADA Standards for accessible spaces, according to the U.S. Department of Justice. A rebuild is the time to place accessible stalls on the flattest ground near the entrance, since spaces and aisles may not slope more than 1:48.
Costs explained
HomeAdvisor breaks lot paving into materials at about $1 to $2.50 per square foot and labor at $1.50 to $2. Thicker sections, demolition and drainage work add to those. We price each zone separately so you see where the money goes.
